San Francisco's fog, salt air and wind-driven rain are hard on a building's exterior. Since 1994 we've painted the city's Victorians, apartment buildings and homes with lead-safe prep and coatings chosen for this climate.

What we paint outside

We handle every painted surface on the outside of a building:

Prep is the difference

A coat of paint is only as good as what’s underneath it. A full exterior job runs roughly like this:

  1. Set up access — scaffolding, ladders, and rigs
  2. Power wash the surface
  3. Protect surrounding areas with plastic and tape
  4. Scrape and sand
  5. Caulk and spackle
  6. Prime
  7. Paint
  8. Remove scaffolding
  9. Final cleanup

It’s slower than the finish coat and it’s most of what you’re paying for.

Are you EPA Lead-Safe certified for older and Victorian buildings?

Yes. Many pre-1978 San Francisco buildings carry lead paint, and we're an EPA Lead-Safe certified firm, so we contain and handle it safely during exterior prep.

Can you paint an apartment building's exterior while it's occupied?

Yes — occupied buildings are most of our work. We sequence scaffolding and access to keep entries clear and disruption low for tenants while the job is underway.

How do I pick a color to paint my building?

The best way to decide is to see it on your own building. We'll paint sample colors right on the exterior so you can watch how each one reads in San Francisco's changing light before you commit. If you'd like more guidance, we can point you toward a color consultant.

What paints do you use?

We use trusted professional brands — Sherwin-Williams, Benjamin Moore and Dunn-Edwards — and premium lines like Sherwin-Williams Emerald and Benjamin Moore Aura where they make sense for the building and budget. Some premium products carry manufacturer warranties of up to 15 years, on top of our 12-month workmanship warranty.
