Sequenced around your tenants

On an occupied building, the disruption isn’t the paint — it’s the scaffolding and containment. Where the building allows, we stage the work in sections instead of wrapping the whole thing at once, so residents keep their daylight, views and window access for as much of the job as possible. As each section is finished its containment comes down, so no unit stays covered any longer than its own part of the building needs.

It’s more to plan, and it’s why we work the schedule out with your on-site manager up front — but for a building full of tenants, it’s the difference between being inconvenienced once and being inconvenienced the whole time.

The same crew and foreman run the job start to finish, and when a specialist trade is needed — carpentry, window repair — we bring in people we’ve worked with for years, not whoever’s free that week.

Owners and property managers want to know what they’re signing up for before scaffolding goes up. Every building project follows the same sequence:

  1. Walkthrough and detailed bid — we walk the building with you or your manager, scope the paint and the repairs behind it, and put it in a free written estimate.
  2. Vendor documents on file — CSLB license, proof of insurance and a certificate of insurance naming your entity, before work starts.
  3. Tenant notice and access plan — schedule, notices and scaffolding sequence worked out with your on-site manager.
  4. Repairs first — dry rot, stucco and waterproofing handled before any finish goes on.
  5. Paint, with the site kept safe — walkways and entries protected, and cleaned up as we go.
  6. Final walkthrough and warranty — we walk the punch list with you and back the work with a 12-month workmanship warranty.
